How do you pick the right real estate agent to sell your home? From the method of sale, to getting tips on staging a home, quality advice becomes important. A property appraisal on how much you could sell your home for, becomes a huge focus. However picking an agent based on the highest appraisal figure is being short sighted. Remember the agent is not going to be buying your house. A decent agent will try and be realistic on the range but will attempt to obtain the best price. The market decides the price. The best way to obtain the most from the market is to ensure that your property gets two things right. Exposure and desirability from the biggest possible pool of the target market.

So how do you select the right real estate agent? I am not an expert on property sales but based on my observation there is one key ingredient which should be one of the most important factors for you. Trust. When you sign up a listing with an agent, they usually get an exclusive commitment for three months. So you are stuck with them for a while. At some point they will bring you an offer which will seem reasonable. Can you trust them enough to feel like that they have done everything possible to obtain the best price?

Knowing your numbers

To play it safe most will sit down with a solid banker or mortgage adviser(like ourselves) and get a feel for the numbers. Make sure you factor in other costs which can add up. Such as real estate agent commissions, legal fees, moving costs and any tidy up you might need to do on both the property you are selling and the one you are buying.

At times not everyone can predict the actual buy and sale price. So it is important to add a little buffer in the numbers before approaching the banks, this is to ensure that you can be ready to move quickly to secure the next home.
