Changing your title from crosslease to freehold has gotten a lot easier with the Unitary Plan.
Why would you?
There are a lot of cross lease sites in Auckland which cannot take advantage of the unitary plan. Ability to renovate or build can change with a freehold title.
Even if you are not interested in developing the property further, there is some value gain by going freehold.
What might be required?
A prerequisite is that all the parties to the cross lease need to agree. Having separate services can simplify things. Water, Sewer and electricity services.
So as long as your driveway’s in good condition and the units aren’t joined together, we don’t need to do any fire rating. Then quite simply, we agree on a common boundary and we launch a subdivision consent with the council.
