The increases in median house prices seem like a fairytale for Auckland home owners but not so with home buyers; in saying that there are areas in Auckland which are still very affordable. And I thought it would be a good time to take a closer look at the increases in certain areas of Auckland. The following graph represents the median house price calculated over the previous twelve months and shows some very interested trends. Surprisingly perhaps; is the change in prices in the Mt Roskill area which includes Hillsborough, Lynfield and Blockhouse Bay.
With almost a 14% growth it is one of the quickest moving areas in Auckland.
For the past ten years many have been saying that Onehunga will be the next Ponsonby; with 12%+ growth this could be happening however this area also includes the stats from Mt Wellington and Stonefields.
It seems you cannot go wrong anywhere in Auckland with even South Auckland fronting up with about 6% increase, this is attractive when you consider that rent returns are often 6%+ in these areas.
Not sure what is happening in the Waitakeres. Motorway access could be changing the preference for some areas, with motorway 20 making its way to the north western.
