Residential Tenancies Amdendment Bill

The tenancy laws are changing as a new bill is in its second reading in parliament. Once passed it will mean certain changes which give the tenant more protection and the land lord slightly less rights.

The biggest change will be in the removal of the ability to end the tenancy with 90 days notice without an acceptable reason.

The concerning aspect is the ability to remove tenants that might display antisocial behavior towards rental managers. Surprisingly there must be at least three instances within a 90 days period before approaching the tenancy tribunal to make a call on giving notice.

Each one of instances must be fairly well recorded. So the skill of the property manager will become important.

If you plan to renovate the property or sell then there are options to remove the tenant. However there must be some extra evidence so as to ensure that there was some genuine intent.
