Auckland median house prices out this month, showing an increase of 1.1% in August compared to the previous month. Quite different to what was happening in July/June comparison which showed a whopping -7.8% drop.
We are hearing of auction rooms becoming more heated for any houses with a lawn, in Auckland at least. The number of houses changing hands was approx 7% less than the previous August in Auckland. However nationwide the number of sales was flat, as Wellington, Bay of Plenty, Northland, Hawkes Bay and Tasman showed a big pickup. More than half of the regions showing an increase in the median house price month on month.
Looking deeper into Auckland it was Manukau, Papakura, Rodney and Waitakere showing a positive change in the median, when comparing it to the previous month. Comparisons with the previous year in the same month will reveal drops in the price in nearly every region apart from Rodney. Drops range from -1.7% to -13%.
The actual median price for Auckland was $960,000 in August, up from $950,00 in July. In 2023 it $1,000,000 across the 1,933 houses that changed hands. Across the country 5,685 houses were recorded by the REINZ as changing hands, this August. Slightly down from the 5,725 observed in the previous August. Most of those sales happened within the $500,000 – $750,000 price bracket.
