Buying a property with a small budget can still pay dividends in the long run. As of writing this there is not a lot of buying potential within Auckland for less than $500,000. Outside of Auckland the budget is workable in smaller towns.
Places like Hamilton and Tauranga are much smaller in terms of population with less than 200,000 people. However this can still provide enough stability to make for a stable rent.
Gross yields in terms of rent can be around 4 – 4.5% in Auckland where as when you head out, 6%+ can be possible. This means that the rent income can cover most if not all the outgoings.
