The number of houses changing hands are a bit down. However if we look back at the past, this has been a pre-cursor to increases in prices. (history doesn’t always repeat).

My picks for what you should buy has been similar for the past few years.

The Unitary plan means we will see more smaller sections in Auckland, say 200-300 sqm in size. Along with many more apartments. So exclusive use of land which is 500 sqm or more, will become more unique. Hence a better potential for price growth.
600 – 700 sqm in a mixed suburban or urban zone will mean future development potential.(subject to other rules being met, storm water, council restrictions etc). Obviously these will become more scarce over time.
